CapRocq Buys $33M Well Fargo Center in South Carolina

CapRocq Core 2, an Arkansas-based real estate partnership, recently announced a $33.25 million investment in the Wells Fargo Center at 15 S. Main St. in Greenville, South Carolina.

The partnership said the deal marked its 12th and final investment. Other investments include properties in Columbus, Ohio; Mission, Kansas; Greensboro, North Carolina; Omaha, Nebraska; Columbia, South Carolina; Savannah, Georgia; and Arkansas.

The transaction brings the CapRocq Core 2 portfolio investment, combined with other CapRocq funds like CapRocq Automotive and CapRocq Core, to $404 million in total assets.

The 200,652-SF Wells Fargo Center, built in 1973, is a mixed-use building that features office space and street-level retail space as well as 22 luxury apartments.

The partnership said it is strategically located in a vibrant "live, play, work" downtown.

Other tenants include Jackson Lewis P.C., the FBI and Charles Schwab.

In addition to its final acquisition, CapRocq Core 2 also announced that its Omaha investment, North Park buildings 3 and 6, is now fully occupied. The investment, acquired by the partnership in October 2015, was 36 percent leased then.

Its new tenants are Centene Management Co., Wisconsin Physicians Service Insurance Corp. and Avantas.

CapRocq was founded by Kevin Huchingson and Franklin McLarty. Other partners include Dewitt Smith, Isaac Smith, Ted Dickey and Mark Saviers.
